Median price vs. your price
Medians mix every home type. A median can rise simply because larger homes sold that month. Compare like-for-like homes instead.
Days on market and inventory
Fewer days on market and lower inventory favor sellers; longer times and more listings favor buyers. Look at your price range specifically.
Sale-to-list ratio
If homes sell near or above list, negotiating room is small. If they sell well below list, buyers have leverage.
Get a current, local read
