Owner, PNW Homes Group · Managing Real Estate Broker, eXp Realty
Meet Captain Ron Rougeaux.
Your local Olympia, Lacey & Tumwater real estate broker — and your guide to living in the Pacific Northwest.
Captain Ron
Most people just call me Captain Ron.
I'm Ron Rougeaux, owner of PNW Homes Group and a Managing Real Estate Broker with eXp Realty, licensed in Washington and California.
For more than 15 years, I've helped clients through more than 550 real estate transactions involving homes, waterfront properties, land, investments and development opportunities.
But numbers and licenses only tell part of the story.
When you hire me, you're not just hiring a real estate agent. You're hiring someone who grew up here, lives here, invests here, builds here, raises his family here and genuinely loves Washington.

Born here. Raised here. Still here.
I grew up in Olympia, Washington and earned my Eagle Scout with Troop 101.
My dad, a retired airline captain, taught me how to fish, hunt, build, run electrical and work on plumbing. More importantly, he taught me how to figure things out.
If something was broken, you learned how it worked and fixed it.
That mentality has stayed with me my entire life.
Before building my real estate career, I had the opportunity to see a lot of the world. I traveled as a tennis professional and lived in places ranging from Dubai to Maui to California, with travels through Australia, China, Europe and destinations all over the world.
Seeing the world gave me perspective.
Coming home reminded me just how special the Pacific Northwest really is.
I don't just sell Washington. I live it.
This is probably the biggest difference between me and the typical real estate bio:
I actually live the lifestyle I'm selling.
I've surfed the Washington coast, scuba dived Puget Sound, fished for salmon, crabbed, shrimped, dug clams, hunted, hiked, biked, boated, explored our mountains and walked more acres of Washington land than I can count.
So when you call me about moving to Olympia, Lacey, Tumwater or anywhere in Thurston County, I won't just email you listings.
I'll show you Washington.
Think of me as your real estate broker and local tour guide to the Pacific Northwest.
These are the conversations I love having:
- Where should you live if you want to be close to the water?
- Where can you get acreage without feeling completely isolated?
- Which areas work well for commuting?
- Where can you keep an RV, build a shop or have room for animals?
- What's different about living in Olympia versus Lacey or Tumwater?
- What should you know about wells, septic systems, wetlands, steep slopes and raw land?
- Where can your family hike, fish, boat, ski, hunt, camp and explore on the weekends?
Because you're not just buying a house. You're choosing a life.
Local roots. Global perspective.
Living and traveling around the world taught me what it feels like to arrive somewhere completely new.
That's one reason I love helping people relocate to Washington from California, Texas, the East Coast, overseas and everywhere in between.
I'll help you land softly and understand Washington from a local's perspective — the neighborhoods, traffic, weather, recreation, commute, land, water and lifestyle you're actually buying into.
That's how a real estate transaction becomes a successful relocation.
Builder's eye. Investor's mind.
I didn't learn construction from inspection reports.
I framed and built my own high-end lakefront home here in Thurston County.
My family also owns and manages rental properties and commercial real estate investments, and we've worked with land and development. We still work on our own properties, so I've spent years around framing, electrical, plumbing, remodeling, repairs and all the little things that eventually become very big things when you own real estate.
That changes the way I walk through a property.
I'm not just admiring the countertops.
I'm looking at the construction, condition, land, systems, maintenance, potential, resale and risk.
And I love the numbers.
I've always been wired for math. I was taking 12th-grade math in 9th grade, and that analytical side of my brain eventually found the perfect home in real estate and investing.
For an investment property, I'm thinking about purchase price, rents, financing, expenses, cash flow, cap rate, appreciation, development potential and exit strategy.
For a primary residence, I'm still thinking about value and resale.
A beautiful property is great. A beautiful property that also makes financial sense is even better.
Over the years, I've worked with first-time homebuyers, move-up buyers, sellers, VA and military families, retirees, luxury buyers, waterfront clients, investors, land and acreage buyers, multifamily and commercial investors, builders and developers.
Every property is a different puzzle.
That's one reason I still love this business after all these years.
Straightforward. Positive. And built to get it done.
If you want someone who will simply agree with everything you say, I'm probably not your guy.
I'll tell you what I really think.
I've told buyers, “I wouldn't buy this house.”
I've had honest pricing conversations with sellers.
I've walked properties and found things that changed the entire equation.
And I've been part of deals where everyone thought there was no solution — until we found one.
That's where I thrive.
If I know the answer, I'll tell you. If I don't, I'll find it. And if there's a legitimate path to getting it done, I'll keep working until we figure it out.
Stay positive.
Solve the problem.
Keep moving forward.
Get it done.

What you get when you hire Captain Ron
Numbers that make sense.
You'll make decisions based on real market information, not hype.
Answers — and someone willing to find them.
When we need an inspector, engineer, lender, contractor, attorney, title professional, county expert or another specialist, I'll bring the right people into the conversation.
Neighborhood-level local knowledge.
Olympia, Lacey, Tumwater and Thurston County aren't dots on a map to me. This is home.
Unrelenting follow-through.
Problems happen in real estate. My job is to keep solving them and moving toward your goal.
And maybe most importantly:
I'll still be here after closing.
Clients become neighbors. Neighbors become friends.
One of the best parts of being a truly local real estate broker is running into people I've helped over the years.
At the grocery store. At restaurants. At community events. On the water. Around town.
A lot of former clients have become friends.
That's exactly how I want my business to work.
I'm not trying to make one sale.
I want to be the person you call for real estate for the next 20 years — and the person you're comfortable recommending to your family and friends.
This is home for my family, too.
I'm married to my beautiful wife, and we're raising our two kids right here in Washington.
Then there are the other members of the Rougeaux household:
Two dogs. Two cats. Ten chickens. And a horse.
It's a little chaotic.
And we love it.
We built our home on the lake facing the sunset. When we're not working, we're usually outside somewhere — on the water, in the mountains, working on a property, traveling or finding another corner of Washington to explore.
So when I tell you Olympia, Lacey, Tumwater and Thurston County are incredible places to live, that's not marketing copy.
This is where I've chosen to raise my own family.
More than an Olympia real estate agent
My home base is Olympia, Lacey, Tumwater and Thurston County, but my work takes me throughout Washington State.
Whether you're searching for a first home, luxury home, waterfront property, acreage, raw land, rental property, multifamily investment, commercial real estate, development opportunity or simply a better place for your family to call home, bring me the challenge.
I love real estate.
I love property.
I love numbers.
And I love Washington.
More than 15 years and hundreds of transactions later, I still genuinely enjoy helping people put all of those pieces together.
Let's find your place in Washington
If you're thinking about buying a home in Olympia, selling a home in Lacey, moving to Tumwater, relocating to Thurston County, buying Washington waterfront, searching for acreage or land, or investing in Washington real estate, let's talk.
Tell me where you're coming from.
Tell me what you're trying to accomplish.
Tell me what you want your life here to look like.
Then let's go find it.
I'll show you the homes. I'll show you the neighborhoods. I'll walk the land with you. I'll help you understand the numbers. And I'll show you the parts of the Pacific Northwest you'll never find in a listing description.
Whether you're coming from across town, across the country, across the world — or somewhere we haven't put on the map yet — there's always room for one more explorer.
Ready to find your place in Washington? Let's talk.
