Relocating to King County with JBLM Orders: A Practical Guide for Military Families
Olympia, Thurston County, Washington

Quick answer
Planning a military move to King County? Compare JBLM commute routes, housing choices, school logistics and PCS timelines before choosing your next home.
Military orders can give you a destination without telling you where everyday life will work best. If your family is considering King County while preparing for an assignment at Joint Base Lewis-McChord, the right housing decision starts with your actual duty location, household routines and tolerance for driving. A home that looks convenient on a regional map may feel very different during an early report time or an afternoon pickup.
First, a useful geography clarification: King County and Thurston County are separate counties. King County includes Seattle and communities such as Federal Way, Auburn, Kent and Renton. Olympia, Lacey and Tumwater are in Thurston County, south of JBLM. PNW Homes Group, the Olympia-based brokerage owned by Captain Ron, Ron Rougeaux, helps families think through these regional tradeoffs rather than treating every Puget Sound address as interchangeable.

Start with Your JBLM Gate, Not Just Your Mailing Address
Before narrowing your search to a King County neighborhood, confirm where you will report and which authorized gate makes sense for that destination. JBLM covers a large area, and reaching an installation entrance is not the same as reaching your workplace. Ask your sponsor about normal arrival procedures, gate access and the internal drive. Check official installation sources for current gate information rather than relying on an old relocation post.
South King County is a reasonable place to begin comparing options, but proximity alone does not settle the commute question. Federal Way offers access to the I-5 corridor; Auburn and Kent require closer attention to the route from a particular neighborhood to the highway. Test the full trip at realistic duty hours when possible, including the return journey. Northbound JBLM-to-King County travel passes through the Tacoma area, where congestion can complicate evening routines.
Compare King County with Your Household’s Other Destinations
King County may deserve serious consideration when a spouse or partner works in Seattle, near Sea-Tac Airport or elsewhere in the county. It can also fit families whose relatives, childcare support or established care providers are north of JBLM. Make a shared destination list before touring: duty station, second workplace, childcare, schools, medical appointments and recurring activities. Then compare actual addresses against that list, not broad city labels. Saving one adult driving time may add substantial travel for another.
For households whose routines are concentrated around JBLM and the South Sound, include Olympia, Lacey and Tumwater in the comparison. These Thurston County communities offer a different geographic starting point, not a guaranteed easier commute. Lacey, for example, is worth evaluating for its relationship to the I-5 corridor, while specific Olympia and Tumwater addresses may add more local driving. Choose based on your whole week, including who handles pickups when duty hours change.
Decide Whether Buying Fits This Assignment
A PCS move does not automatically mean buying is the best next step. Consider your likely time in the home, available reserves and what would happen if orders changed earlier than expected. Compare renting and buying using the full monthly picture: housing payment, utilities, insurance, association dues, maintenance and commuting costs. Use your actual household budget and verified allowance information rather than assuming a housing allowance will cover every ownership expense. Temporary housing can provide breathing room when the location decision is still uncertain.
If you plan to use a VA-backed loan, speak with a lender experienced in the program before building your offer strategy. Confirm eligibility, entitlement, occupancy requirements, closing costs and any applicable funding fee or exemption. A VA appraisal is not a substitute for an independent home inspection. If your backup plan is to rent the property after a future PCS, review financing terms, insurance needs, association restrictions and applicable rental rules first; becoming a landlord requires its own financial and management plan.

Investigate the Address Beyond the Listing Photos
For families with children, verify the school district and assigned schools using the exact property address. A city name or mailing address is not enough to establish attendance boundaries. Contact the district about enrollment documents, transfer records, transportation and any special education or other support needs. Ask childcare providers directly about availability and schedules, especially if your household needs care before typical business hours. Military school liaison resources can help you identify questions and coordinate a transition without replacing district confirmation.
King County home tours should also account for wet-season living. Look closely at drainage, roof condition, crawlspaces where present, ventilation and signs of moisture, then rely on qualified inspectors to investigate concerns. For properties near rivers or low-lying areas, consult official flood maps and ask about insurance implications. Condominiums and townhomes deserve a careful review of association documents, reserves, assessments, parking and pet rules. These details matter when you are managing a move remotely or expecting a future deployment.

Build a PCS Timeline with Room for Changes
Work backward from your report date, but keep separate plans for arrival, housing possession and household-goods delivery. Those milestones may not align. Before committing to a purchase timeline, discuss financing, inspection opportunities, closing logistics and possession terms with the professionals handling your transaction. If one spouse may be unavailable, ask the lender and closing provider early whether a power of attorney is acceptable and what form they require. Do not assume a general document will satisfy every transaction requirement.
Remote buyers should request more than a polished video tour. Ask to see storage, parking access, adjoining properties, street conditions and any areas the listing leaves unclear. Keep inspection and document review central to the process, and maintain a backup lodging plan. Captain Ron and PNW Homes Group can help you organize the housing questions and compare King County options with Olympia, Lacey and Tumwater. The goal is a home that supports the assignment and the family living through it.
Frequently asked questions
Is King County part of Thurston County?
No. They are separate Washington counties, with Pierce County between them along the I-5 corridor. Olympia, Lacey and Tumwater are in Thurston County; Seattle, Federal Way and Kent are in King County.
Can living in King County work for a JBLM family?
It can, particularly when another household member works north of JBLM. Evaluate the exact home-to-work route, gate access and duty schedule before deciding. A countywide commute estimate is not useful enough.
Should we buy before arriving for our PCS?
That depends on your familiarity with the area, finances and schedule. Remote purchasing is possible, but temporary housing may give you time to test commutes and compare neighborhoods before making a long-term commitment.
Does a VA appraisal replace a home inspection?
No. The appraisal supports the lender’s valuation and VA property requirements. An independent inspection evaluates the home’s condition in greater detail and can help you understand repairs and maintenance before proceeding.
