The Pacific Northwest climate is wonderful for evergreen trees and hard on houses. A good inspection focuses on moisture, roofs and drainage first.

Exterior and roof
Look for moss, worn shingles, failing flashing and gutters that dump water at the foundation. Roofs in our rain can age faster than you expect.
Crawlspace and foundation
Ask the inspector to open the crawlspace. Standing water, missing vapor barriers, wet insulation or wood rot need attention and sometimes a specialist.
Systems
Check the electrical panel, water heater age, furnace or heat pump, and plumbing material. Older homes may have knob-and-tube wiring or galvanized pipes.
Sewer, septic and well
City homes should get a sewer scope. Rural homes need a septic inspection and a well water and flow test. These are separate from the general inspection.
