First-Time Home Buyer Guide for Thurston County
Buying your first home starts with a pre-approval so you know your real budget. Washington State offers down payment assistance programs that many first-time buyers qualify for, and a local lender can tell you which ones fit.
Next, Ron sets up a custom search so you see new listings the moment they hit the market. When you find the one, he prepares a strong offer, negotiates inspection items and guides you all the way to the keys.
Step 1: talk to a lender and get pre-approved. Bring pay stubs, tax returns and bank statements. Ask about conventional, FHA, VA and USDA loans; parts of Thurston County outside the cities may qualify for USDA programs.
Step 2: ask about Washington State Housing Finance Commission (WSHFC) down payment assistance. These programs often require a homebuyer education class, which is free and worth taking anyway.
Step 3: pick your areas. Olympia, Lacey, Tumwater, Yelm and Rochester each offer different prices, schools and commutes. Step 4: make an offer, schedule your inspection and appraisal, and review your closing documents carefully before signing. Ron explains every step in plain language.
