Closing Costs in Washington: What Buyers and Sellers Really Pay

Closing costs surprise more buyers and sellers than any other part of the process. Knowing the categories ahead of time keeps your cash plan realistic.

What buyers typically pay

Lender fees, appraisal, title insurance for the lender, escrow fees, prepaid taxes and insurance and recording fees. Your lender's Loan Estimate itemizes these, and I help you compare it with the final Closing Disclosure.

What sellers typically pay

Washington's real estate excise tax, title and escrow fees, and the agent commission agreed in the listing or buyer agreement. The excise tax is graduated by sale price, so ask for an estimate at listing time.

Can costs be negotiated?

Yes. Seller credits, lender credits and shopping title providers can all reduce what you bring to closing. Terms vary, so we plan them into the offer.
